JEM Holdings is a New York-based real estate investment firm that acquires undervalued and value-add properties, with a focus on multi-family. Acquisitions range from $5M-$30M and typically offer economies of scale while still falling below the institutional threshold, thereby limiting competition and providing superior risk-adjusted returns.

TARGET MARKETS

JEM focuses its investment in markets that exhibit strong population and job growth, are supply constrained, have diverse and growing economies, and where assets can be acquired at prices below replacement cost.

RISK PROFILE & STRATEGY

JEM seeks to acquire assets which currently generate stable in-place cash flow and strong cash-on-cash returns or that could benefit from a value-add strategy. Past acquisitions have ranged from light value-add characterized by cosmetic improvements, increased property management oversight, and accretive financing strategy, to deeper value-add requiring sizeable physical upgrades, significant rent roll turnover, and property rebranding.

JEM has also used its existing relationships and proactive canvassing to successfully close several off market transactions.
